The repairs we do most in San Jose

Offset joints in clay pipe. The classic Santa Clara Valley failure. Clay laterals from the 1950s and 60s were laid in two- and three-foot sections with mortar joints. Sixty years of soil movement, a couple of real earthquakes and a lot of small ones, and a joint that was tight is now stepped by half an inch or more. Paper catches on the lip, roots find the gap, and the line clogs every eighteen months. If it's one or two joints we dig a pit over them and replace that length with SDR-35 PVC and proper couplings.

Root intrusion at a single joint. A redwood or oak root that has come in at one spot and packed the pipe. Cutting the root buys time; replacing the joint it came through ends it. Cracked or collapsed sections. Clay crushed by a truck on a soft driveway, cast iron rotted through along the bottom, Orangeburg that has gone oval. Repair or replace?

What a repair visit looks like

  1. Clear the line enough to get a camera through — cable machine or hydro jetting depending on what's in it.
  2. Run the camera from the cleanout to the main, with a locator on the head so we can mark the exact spot and depth on the surface.
  3. Write the price. Method, length, depth, permit, and what the yard looks like when we leave.
  4. Dig a pit over the problem, cut out the bad section, install new pipe, get the city inspection, backfill and compact.
  5. Camera the line again and send you the recording.

Depth is what moves the price. A repair at three feet in a lawn is a morning. The same repair at seven feet under a driveway near the sidewalk is shoring, a concrete saw, and a second day.

Questions we get asked

How do you know if the sewer line is broken or just clogged?

A clog clears with a cable and stays clear. A broken line clears and comes back — in months, not years — or the cable hits something solid and stops. The camera settles it: we can see a root mass, an offset joint, a crack or a collapse, and mark where it is from the surface. Guessing from the driveway is how people pay for the wrong fix.

Can a sewer line be repaired without digging?

Sometimes. A cracked or root-damaged section in a pipe that still holds its shape can be lined from inside through the cleanout. An offset joint, a belly or a collapse needs a pit. The camera tells us which, and the trenchless page explains what lining can and can't handle.

How long does a spot repair take?

Usually one day. Camera and locate in the morning, dig, replace the section, call for the city inspection, backfill. Deep repairs under a driveway or near the street can run to two days for shoring and concrete cutting. You'll have the use of your plumbing again the same evening in nearly every case.

Does homeowners insurance cover sewer line repair in California?

Usually not for roots, age or earthquake movement — those are excluded as wear or earth movement on most policies. Some carriers sell a service line endorsement for a few dollars a month that does cover the lateral; check your declarations page.
